Daiwa House Industry Co., Ltd. (Head office: Osaka City, President: Hirotsugu Otomo, hereinafter "Daiwa House Industry") and Culture Convenience Club Co., Ltd. (Head office: Yokohama City, President: Takanori Takahashi, hereinafter "CCC") are pleased to announce that they will begin operating "HITOTOKIMIKI," a public facility promoting intergenerational interaction, in Miki City, Hyogo Prefecture, from May 1, 2026. An opening ceremony will be held at 11:00 AM on the same day.
"HITOTOKIMIKI" is a facility developed under the "Aoyama 7-chome Housing Complex Revitalization Project: Exchange Hub Development and Operation Project," which was publicly solicited by Miki City, Hyogo Prefecture. As a hub where multiple generations, from children to the elderly, can gather and interact, we will provide spaces and services based on the themes of "supporting, connecting, and nurturing together," thereby improving convenience for local residents and promoting intergenerational exchange.
"Oginau" will provide the "spaces" that were lacking in the "Midori-ga-oka Aoyama Neopolis" housing complex, such as childcare support functions, rental shops for new businesses (challenge shops), and co-working spaces that accommodate diverse working styles, adding service spaces that can be utilized by nearby residents.
"Tsunagu" will establish a remote consultation service that connects government agencies with local residents, allowing them to complete procedures and seek advice in their own convenient locations. In addition, we will establish a consultation service where people can easily seek advice on everyday problems, and in cooperation with Miki City and local organizations, we will work to build a system that connects people, resources, and services according to the nature of the consultation.
"Hagukumu" will feature free spaces, a lawn area, a play park for children, a dog run, and other amenities to encourage interaction among residents. By planning and managing events such as summer festivals, Christmas events, and workshops, we support intergenerational interaction and foster a sense of community.
"HITOTOKIMIKI," a facility in Miki City, was designed and constructed by Daiwa House Industry, which is also entrusted by Miki City to operate it as a designated manager. We have a contract with CCC and will work together to handle the daily operations. Going forward, Daiwa House Industry and CCC will work with the participation and cooperation of Miki citizens and surrounding residents to promote community building and local activities, thereby advancing a model for revitalizing housing complexes.

■ About SHARE LOUNGE
Based on the concept of "a place where ideas are born and shared," CCC is developing spaces nationwide that combine the functionality of a "shared office" with the comfort of a "lounge."This cozy, lounge-like space, furnished with carefully selected furniture, offers a full range of amenities including free drinks and snacks, and high-speed Wi-Fi, making it suitable for use as both a cafe and an office. No reservations or prior registration are required, and anyone can use the space for as little as 60 minutes. In addition, it serves as a community space where people can meet, hosting a variety of workshops and talk events.
At "HITOTOKIMIKI," the "SHARE LOUNGE" is a lounge space exclusively for students, providing a calm environment where they can concentrate on studying or working. Please check in-store for details on terms of use and service content.

■ Realizing a community hub using wooden architecture
Daiwa House Industry is promoting the use of wood in non-residential buildings as part of its "Wooden and Wood-Based Construction Business" initiative, aiming to achieve carbon neutrality by 2050. In this context, this facility also contributes to CO2 sequestration and forest resource recycling, and by being constructed of wood, it also contributes to promoting the use of timber. Furthermore, because wood is expected to have a calming effect, we have also incorporated wood into the free space and the "SHARE LOUNGE" operated by CCC to create a comfortable environment for our users.

■ Implementation of social impact real estate evaluation
Daiwa House Industry has begun a demonstration verification of "Social Impact Real Estate Evaluation*2" based on the "Practical Guidance for 'Social Impact Real Estate'*1" published by the Ministry of Land, Infrastructure, Transport and Tourism, in order to verify the effectiveness of real estate businesses that create social value through "HITOTOKIMIKI".
Since September 2024, as part of the planning phase of this demonstration verification, we have been evaluating the non-financial value of this facility using our own framework that converts it into a social return*3. *4 Going forward, the validity of the evaluation results at the planning stage will be verified through facility operation by Daiwa House Industry and CCC, using actual operational data and measurement data from the perspectives of revitalizing local activities, increasing visitors, and reducing environmental impact.

"Social impact real estate" refers to real estate that addresses various issues affecting people, communities, and the planet, and contributes to increasing the value of real estate and the sustainable growth of companies. This definition categorizes and categorizes social issues and initiatives related to real estate, and summarizes key points for creating social impact in practice.
*2. To quantitatively and qualitatively grasp the social impact and make a value judgment about the project or activity in question.
